Family Friendly Housing

Family friendly housing refers to three or more (3+) bedroom units appropriate for larger and/or extended families.

The Housing Needs Report (2022) identified a significant need for homes that are larger and affordable to family households in Coquitlam.

The Report also noted a very small number of three-plus bedroom units in Coquitlam’s rental housing stock.  Families that rent and require larger units need to find housing almost exclusively in the secondary rental market.

The City is working to address the need for a mix of unit types, including family friendly housing, by exploring the introduction of:

  • new housing unit mix thresholds, including requiring that at least 40% of new apartment units are two- or three-bedrooms, and a minimum of 10% are three-bedroom units
  •  a new Bedroom Standard with minimum size and window requirements to ensure functional, livable bedroom spaces.

Staff advanced a draft policy for Council-in-Committee consideration on November 17, 2025.  A final policy and associated Zoning Bylaw updates will be brought forward for Council endorsement in 2026.
